Alignment Session
Assemble project stakeholders, establish a team atmosphere and develop relationships. In this meeting we establish understanding of owner goals, user group requirements, financing strategy, budget and schedule
Communication Plan
Establish core communication and reporting medium
Order of Magnitude Budget
Conduct baseline analysis using CSI and/or Uniformat
Master Schedule
Outlines milestone dates for CM, construction, designer, owner and governmental review responsibilities to ensure overall time frame success

Outlines overall team strategy and approach
Preliminary Site Analysis
Examine the site and review existing relevant documentation in order to determine possible restrictions in relation to access, utilities, available swing space, adjacent structures, properties, etc.
Design Strategy Review
Work with the design team to outline the project and develop a design and construction plan that addresses the owner’s needs, financing, budgets and time frames
Sustainability Charette
Establish baseline sustainable green building objectives and prepare for early registration

Document tasks and activities as they relate to master design and construction schedule
Our schematic design phase begins answering important pre-construction questions through market trend analyses, project budget inquiries, project-specific LEED® strategies and architectural needs.
The design development phase is when your team and ours get together and begin digging deeper into the architectural and functional design of your building. We also examine and address important long-term lifecycle concerns such as maintenance and operation costs, materials and subcontractor bids.
The construction document phase is foundational to the following steps. Here, we outline the final budget, reviewing materials related to subcontractors, building logistics and workflow assignments to help ensure a smooth, on-schedule future construction process.
Before officially beginning construction, the procurement phase opens bidding to contractors, where you and our company will coordinate on-site managers, finalize procedures and interview subcontractors to ensure compliance with safety and quality responsibilities and goals. From here, we will begin weekly Owner, Architect and Construction Manager meetings.
Finally, we break ground during the construction services phase. At Shiel Sexton, our project management is transparent. We communicate on a regular basis through project management meetings, cost reports, daily logs and more. Through the Shiel Sexton Standard, you will be continually updated and have a full understanding of how we are managing your project.
When construction is over, you can rest assured your building is developed to the highest standard — the Shiel Sexton Standard. From coordinating walkthroughs and managing turnover package documentation to coordinating warranty work, we pride ourselves on the highest quality work — even long into the building’s lifecycle.
